What are site costs, and why do they vary?

Site costs cover things like soil testing, excavation, and foundation preparation. They vary based on land conditions, slope, and council requirements.

When do I need to start paying my mortgage?

If you’re using a construction loan, repayments typically start as funds are drawn down at each building stage. Check with your lender for details.

What if material costs increase after I sign the contract?

Most contracts have a price lock period, but some may include provisions for cost increases. Always review the contract carefully.

Do I get to inspect my home during the build?

Yes! There are key inspection stages, including slab, frame, lock-up, fixing, and final walkthrough. You can also arrange independent inspections if needed.

What warranties and guarantees do I get?

Your new home will come with a builder’s warranty (usually 6-7 years for structural defects), plus manufacturer warranties on appliances and fittings.

What happens after I move in?
